1. If you have not reserved a room in our hotels

For more information about a stay in our hotels in France, you can either call the hotel of your choice directly or call our reservation department at 08 92 78 29 29 (08 92 78 29 29)* (+ 33 2 98 33 75 29 when calling from outside France) * €0.35 including taxes/minute + the price of a call from a land line in France. You can also consult the hotel pages for more information on a particular hotel.

Outside the listed opening hours, our hotels also possess automatic room distributors (“ARD”) through which you can reserve a room by using a bank card with an electronic chip.

2. If you wish to reserve a room in our hotels

Reservations for a stay in our hotels in France can be made through the following companies:

o   B&B HOTELS, a simplified joint-stock company, registered with the commercial registry in Brest under n° RCS 378 047 500, headquartered at 271 rue du Général Paulet, 29200, Brest;

o   B&B DREAMLAND HOTEL, a simplified joint-stock company, registered with the commercial registry in Brest under n° RCS 808 416 960, headquartered at 271 rue du Général Paulet, 29200, Brest.

(Hereafter, “B&B HOTELS”)

2.1.  Guaranteed reservation

Your reservation is considered to be fully guaranteed once your stay has been paid for, either by providing a cheque or cash directly to the hotel, or by providing your bank card details when reserving your stay (unless the bank card details provided are incorrect.)

Providing bank card details to guarantee your reservation does not serve as payment for your entire stay, but authorises the hotel to charge your account for the amount due for the first night of your stay in case of a no-show, in the event that the reservation was not cancelled in accordance with the conditions listed in article 5 of these general terms of sale.

An email with a reservation number will be sent to the email address that you provided to the hotel for all guaranteed reservations. This reservation number allows you to arrive at the hotel any time you like.

If you arrive when the hotel reception is not open, you can, when possible, enter your reservation number into the automatic room distributor, which will give you (if necessary after your stay has been paid for) a ticket stating your room number and access code.

2.2.  Simple reservation

A simple reservation is made when you reserve without providing bank card details to the hotel.

In this case, the reservation number provided to you by the hotel allows you to obtain a room either outside the reception hours for the selected hotel via the ARD, or through hotel reception before 7:00 p.m. on the first day of your stay. After 7:00 pm, your room will be automatically released for resale.

2.3. Promotional and/or special offers (“non-refundable” reservations)

Some promotional and/or special offers are sold exclusively on the internet and never at hotel reception.

These offers, available on the website, on the B&B HOTELS mobile applications or on the websites and mobile services of B&B HOTELS’ commercial partners, include rates for which the reservation of rooms and any additional services may not be combined with any other offers, cancelled, modified or reimbursed.

Unless stated otherwise in the specific conditions of an offer, payment for the duration of the stay and any additional services must be made in advance online in order to validate this reservation.

In the event of a no-show on the expected day of arrival, and even if the hotel has been notified by any method, the total amount paid in advance for the reservation is not subject to any reimbursement.

2.4. Group reservations

A reservation that includes more than ten (10) rooms is considered as a group reservation and may be subject to specific conditions. For all information concerning a stay in France, you can contact the group reservations department at B&B HOTELS by sending an email to groupdesk@hotelbb.com.

3. Procedure for making a reservation through hotelbb.com or the B&B HOTELS mobile applications

The procedure for making a reservation is as follows:

1. Search for one of the hotels from the B&B HOTELS group as offered on the website;

2. Select a hotel, the dates of your stay (beginning and end), the number of occupants, the type and number of rooms and the terms of sale for the associated rate, and any additional services (such as breakfast), except when the additional service is included in the rate provided;

3. Confirm the details of the reservation, the total amount due, the terms of sale for the associated rate (for the room, the rate and/or any additional services). Provide contact details for the client(s);

4. Read and accept the general terms of sale, the general terms of use for the website, the privacy statement and the terms of sale for the relevant rate (to change your selection you may return to the previous steps);

5. Provide your bank card details (only credit/debit cards are accepted; Visa Electron and Maestro cards may not be used to guarantee your reservation). Accept the general terms of sale and the terms of sale specific to the reserved rate, then confirm your reservation.

6. B&B Hotels will acknowledge receipt of your reservation by immediately sending an email detailing: the type of reservation made, any additional services reserved and any applicable tourist tax, the dates of the reservation, the price, the total amount due and the details of this amount, the terms of sale for the chosen rate (accepted by the client), information regarding customer service and the address of the hotel to which the client can send any complaints if necessary.

4. Procedure for online check-in (“Remote check-in”)

B&B HOTELS offers you the option to receive the access code(s) for your room(s) in advance, by using the online check-in system, also called “Remote check-in”. Online check-in lets you bypass the usual check-in procedure at the hotel reception desk during their opening hours.

A few days before the beginning of your stay, you will receive an email offering you the “online check-in” option. You can also find the “online check-in” option by logging on to the website and clicking on the corresponding button, as displayed in your reservation summary.

The “online check-in” option is only available for prepaid reservations.

If you choose the “online check-in” option and have not yet paid for your reservation, you will be asked to pay for your reservation in advance using the link in the email that was sent to you offering the “online check-in” option.

Once the “online check-in” option has been activated and the reservation has been paid for , the reservation can no longer be cancelled, reimbursed or modified online (including the rooms and/or any additional services).

The code(s) will be sent to you by email or by email and text message on the day of your arrival.

5. Cancellation or modification

We remind you that for accommodation services, in keeping with article L 221-28 paragraph 12 of the Consumer Code, you do not have the right of withdrawal as set out in article L 221-18 of the Consumer Code.

5.1. Cancelling your reservation

Simple and guaranteed reservations can be cancelled before 7:00 p.m. on the day of your arrival.

In order to cancel your simple or guaranteed reservation free of charge, you must: 

- either inform the relevant hotel directly as soon as possible;

- or contact the reservation department;

- or click on the relevant link in your reservation confirmation email.

You will receive confirmation that your reservation has been cancelled. A reimbursement for the cancelled portion of the stay will be issued by the same payment method that was used to pay for the stay.

In the case of a late cancellation (later than 7:00 p.m. on the day of your arrival), the hotel will bill you for the amount corresponding to the first night (not including the tourist tax and any additional service(s)) by keeping the payment made by cash or cheque or by charging the bank card for which details were provided during reservation, in order to cover the cancellation fees. In the event that the initial payment was made by cash or cheque, the reservation for subsequent nights will be cancelled and reimbursed by cheque or bank transfer.

5.2. Modifying your reservation

To extend your stay, you must contact hotel reception before 11:00 a.m. to confirm room availability. If the stay can be extended, you must immediately pay the amount due for your room so that the hotel can provide you with a new access code.

In the case of an early departure, you must notify hotel reception before 11:00 a.m. in order for the departure to be taken into account. For a simple or guaranteed reservation, a reimbursement will be issued for the part of the stay that has been cancelled, in the case of an initial payment by Visa, Mastercard or American Express, to the card that was used for payment.

For any other payment method the reimbursement for the part of the stay that has been cancelled will be issued by a cheque for the corresponding amount or by bank transfer.

Promotional and/or special offers cannot be modified, cancelled or refunded (this applies to the cost of the stay and any additional services). For more information, refer to paragraph 2.3 Promotional and/or special offers (“non-refundable” reservations).

In this case, it will be mentioned in the specific terms and conditions of the offer.

6. No-shows 

In the event of a no-show, any reservation guaranteed:

- by providing your bank card information and that is not cancelled before 7:00 p.m. will result in your being automatically billed and charged for the price of the first night (not including tourist tax and any additional service(s)) as flat-rate compensation to the hotel, and the rest of your stay will be cancelled free of charge. Reservations for subsequent nights will be cancelled;

- by payment in advance for the totality of your stay at the hotel and that is not cancelled before 7:00 p.m. will result, upon your request, in the reimbursement for the totality of your stay minus the price of the first night.

In the case of a reservation guaranteed by partial payment in advance to the hotel, which is not cancelled before 7:00 p.m., payments made in advance (deposits) will not be reimbursed and will be kept as flat-rate compensation to the hotel, and the rest of your stay will be cancelled free of charge.

In the case of a “non-refundable” reservation, as discussed in article 2.3, 100% of the total price was paid during reservation, unless otherwise specified in the conditions of the offer. This amount will not be reimbursed under any circumstances (whether for the rooms and/or any additional services). In the case of a client no-show on the agreed-upon arrival date, even if the hotel was notified by any means, the reservation will be cancelled in full and the hotel reserves the right to bill the total price of the reservation to the client to cover the cancellation fees and business losses.

7. Rates

The rates apply to each room for the number of people and dates selected. 

The rates as confirmed to the client are expressed in euros, include all taxes and are only valid for the duration indicated on the website.

The tourist tax, charged by local authorities, varies by city. Unless otherwise stated, additional services (breakfast, parking, etc.) are not included in the rates.

Rates take into account the VAT that is applicable on the day of the reservation and any change to the applicable VAT rate, or any change to or introduction of new legal or regulatory taxes imposed by the relevant authorities will be automatically applied to the indicated rates on the day the stay is billed (the arrival date).

8. Payment

You will not have access to your room until it has been paid for.

Visa Electron and Maestro bank cards may not be used to guarantee a reservation, but can be used to pay at the hotel. Virtual cards may not be used to reserve or pay for your stay in B&B hotels.

Online payment is made using a credit/debit card (American Express, Visa, Visa Electron, Maestro, and/or Mastercard only) via a secure payment system. You must provide the credit/debit card number, the expiration date and the CVV (security code on the back of the card).

Any irregularities detected in the payment or payment method (even after the payment has been made in full), or any payment that is not made, incomplete or fraudulent, or any payment linked to illegal acts for which the client is responsible or which the client committed in collusion with a third party will lead to the complete cancellation of the reservation at the client’s expense, without warning and without negatively affecting any civil or criminal action that may be brought against him or her.

Once the reservation has been confirmed and online payment has been made, you will receive a detailed confirmation by email at the email address you have provided, which will serve as proof of payment for the reservation.

The confirmation is considered to represent the agreement between the parties.

Upon your arrival at the hotel, you may request an invoice detailing the total price of your stay including the tourist tax (when applicable).

The use of an invalid bank card will result in the automatic cancellation of the reservation, in accordance with the same terms and conditions as for an irregular or fraudulent payment.

When using an ARD, only bank cards with an electronic chip may be used to pay for your stay in B&B hotels. If your bank card only has a magnetic strip, in order to pay for your stay at B&B HOTELS you must arrive at the hotel during the opening hours of reception, or use a different payment method.

9. Complaints

Any complaints regarding the failure to fulfil or inadequate fulfilment of hotel services should be brought to the attention of the B&B HOTELS Customer Service department through the contact form available by clicking here within eight days following your departure from the hotel.

We draw your attention to the fact that certain hotels are run by companies that are legally independent of B&B HOTELS, to which they are bound through a franchise agreement, and are therefore solely responsible for any compensation to clients.

B&B HOTELS and the hotels are insured by insurance companies that are deemed to be professionally reputable. You must notify the hotel of any problems during your stay in order to limit any potential damage.

10. Liability

The photographs and information on the website are not contractual.

B&B HOTELS cannot be held responsible for the non-fulfilment or inadequate fulfilment of a reservation in the case of force majeure or due to a third party, the client, a faulty internet connection or in the case where the bank of a bank card owner refuses to make a payment.

11. Settlement of disputes

Without prejudice to the applicable procedural rules and in accordance with article L. 152-1 of the Consumer Code, B&B HOTELS offers its clients free and effective recourse to a consumer mediation scheme by using the system of sectorial mediation, MTV - TOURISM AND TRAVEL MEDIATION.

After contacting B&B HOTELS’ customer service department to attempt to come to an amicable agreement and in the absence of a satisfactory response or in the absence of any response within sixty (60) days of a complaint, the client may contact the Tourism and Travel Mediator, whose contact details are as follows:

The Tourism and Travel Mediator must be contacted within twelve (12) months of your first complaint.

12. Your stay at the hotel

Unless stated otherwise, reserved rooms can be used from 12:00 p.m. on the first day of the reservation until 12:00 p.m. on the last day of the reservation.

Animals are only accepted in B&B hotels that state in their specific services that animals are accepted, and only in strict accordance with the relevant rules. This service is subject to an additional charge. The owner of the animal will be held directly responsible for any damage or inconvenience caused by the animal to the hotel, third parties, employees or other clients of the hotel. The cost of any damage caused during the stay may be billed to the client.

In accordance with article R. 611-42 of the code of entry and residence of foreigners and right to asylum, you may be asked, when checking in at the hotel, to fill in a police form. In this case, you must present an identity document to allow the hotel to verify whether or not it must complete this form.

The client accepts and agrees to make reasonable use of the room in line with its purpose. Any behaviour that is contrary to common decency
or disruptive to public order may result in hotel management requesting the client to leave the establishment, without paying any compensation or reimbursement (if a payment has already been made).

B&B hotels provide free Wi-Fi access. Clients agree not to use the computer resources to reproduce, represent, provide or share with the public any property protected by copyright or similar rights without the authorisation of the rights holders or in violation of their rights.

13. Alternative accommodations and force majeure

In the event that the reserved hotel is not available, either for reasons attributable to the hotel or in case of force majeure, the hotel reserves the right to displace all or some of the hotel guests into a hotel of the equivalent category for similar services. Any extra costs due to the difference in rates between the rooms will be covered by the hotel where the client held the initial reservation.

B&B HOTELS cannot be held liable for non-fulfilment of its obligations as a result of a force majeure event. What constitutes a force majeure event or unforeseen circumstances shall be based on legal precedents from the French Courts and Tribunals.

14. Privacy and personal data

When a client uses the B&B Hotels website or mobile applications, in particular when making a reservation, B&B HOTELS processes personal data. All relevant information is included in the “Privacy Policy ”.

15. Applicable law

These general terms are governed by French law for hotels located in France subject to any mandatory protective provision.

16. Changes to the General Terms of Sale

These general terms of sale are valid from the date of their last update and for the entire duration during which B&B HOTELS services for reservations of a maximum of ten (10) rooms are available online. They may be modified at any time. For this reason, we invite you to consult them regularly.

General terms and booking conditions

I. Period of validity

1. The legal entity named in the context of the reservation (hereinafter referred to as "B&B") rents to the guest (hereinafter referred to as "guest") the agreed hotel room with the agreed equipment (hereinafter referred to as "hotel room") for the agreed length of stay. These general terms and conditions of reservation and booking (hereinafter referred to as "GTC") apply to accommodation contracts for the rental of hotel rooms, as well as all other services rendered for the guest in their respective hotel.

2. General business and booking conditions of the guest do not apply unless this has been expressly agreed in writing beforehand.

II. Conclusion of contract

1. With the reservation of a hotel room, B&B offers the guest the conclusion of an accommodation contract. B&B can refuse to conclude an accommodation contract at its own discretion. The accommodation contract between B&B and the guest is concluded when the B&B reservation number is received by the guest or when the access code is handed over or transmitted to the guest (see Section IV.1.), whichever comes first. The B&B reservation number will be communicated to the guest either by email or fax, by phone or on site at the hotel. The guest is advised that reservation numbers received from third parties (e.g. from online booking portals for hotel rooms) are not the same as the B&B reservation number. 

2. Offers from B&B to conclude an accommodation contract are subject to change and non-binding, as long as no B&B reservation number has been received by the guest 3. The guest has no claim to the provision of a specific hotel room, or to fulfill special requests that go beyond the provision of a hotel room of the booked room category or its facilities. In addition, there is no provision of a parking space.

III. Reservation, cancellation, no-shows

1. The following terms "simple reservation" and "guaranteed reservation" differ in that the guest only orders a hotel room for the simple reservation, while in the case of the guaranteed reservation they also guarantee the payment of the overnight price by providing credit card details. The following term “cancellation” means the guest's withdrawal from the accommodation contract. Sections 2 to 7 below explain the circumstances under which cancellation is possible free of charge, or in which cases the accommodation price minus 10% for saved expenses must be paid by the guest. The following term "day of arrival" means the first day of the booking period. The following term "day of departure" is the corresponding last day of the booking period. 

2. If the guest does not check in at the hotel by 19.00 on the day of arrival, the reservation expires (without re-booking) and the hotel releases the reserved rooms for sale.  

3. In the case of a guaranteed reservation, the reservation of the hotel room will be held for the guest after 19.00 on the day of arrival. The guest can cancel guaranteed reservations free of charge until 19.00 on the day of arrival, unless the special conditions for group tours (see section VIII) or the special conditions for trade fair and event times (see no. IX) apply or reservations according to No. III No. 6 have been made, which are marked as “early bird” rates or unless otherwise specified in special offers/specials from B&B. If the guest does not cancel a guaranteed reservation until after 19.00 on the day of arrival, they remain obliged to pay the overnight price for the first night, less 10% for saved expenses; In this case, B&B is free to sell the room elsewhere. The same applies if the guest has not checked in by 06:00 on the day following the day of arrival and has not cancelled their reservation by 19.00 on the day of arrival (i.e. a "no show"). In this case, the guest is obliged to pay the overnight price for the first night, less 10% for saved expenses. In any case, the guest is free to prove that the saved expenses of B&B are higher than 10% of the accommodation price. 

4. In the case of guaranteed reservations lasting several days, no-shows will be cancelled free of charge until 06:00 on the day following the day of arrival (i.e. a “no-show”), after the night of the day of arrival (accordingly, from the second night of the booking period). In this case, the guest is not entitled to a hotel room for the following nights. For the cancellation of group trips and reservations at trade fair and event times, the provisions in Sections VIII and IX apply, subject to special conditions. 

5. Reservations at prices marked as “early bird” rates cannot be changed or cancelled free of charge and can only be booked via the website www.hotelbb.de. In these cases, the overnight price is due upon reservation and is only partially refundable as follows: In the event of cancellation or a “no-show (no-show), the guest will only be reimbursed saved expenses in the amount of 10% of the room price for the entire booking period. The guest is free to prove that the saved expenses of B&B are higher. 

6. If the guest decides to pay for an online reservation directly using an online payment system (e.g. PayPal), it is then no longer possible to rebook or cancel the reservation online. In the event of a change or cancellation request, the guest must contact the hotel directly. Online reservations are always guaranteed reservations in accordance with the meaning of Section III.1 i. V. m. Number. III.3. 

IV. Arrival and departure

 1. B&B generally makes the hotel room available to the guest in the agreed room category with the agreed facilities on the day of arrival from 14.00 but never later than 15.00. The guest is not entitled to an earlier provision of the hotel room. For access to the hotel and the hotel room, the guest receives an access code at check-in either at reception, at the check-in machine located in the hotel, or via online check-in. 

2. On the day of departure, the guest must vacate their hotel room by 12.00, at the latest and leaving it in the same condition as when they arrived. In the event of check-out after 12.00, B&B can charge the guest 100% of the previous day's room rate, due to the delay in vacating the room for use beyond the original contract. The guest is allowed to prove that B&B has incurred no damage or that it has suffered significantly less damage. B&B is entitled to prove that any more damage has been incurred.  

V. Terms of use

1. The maximum occupancy for the respective room category must not be exceeded. Children and babies count as adults in this case because of fire protection regulations that must be observed. 

2. The re-sale, subletting or brokering of booked rooms is prohibited unless the guest and B&B have expressly agreed otherwise in writing. The number of people staying in the hotel room provided must not exceed the number of people specified in the reservation. In the event of a culpable violation by the guest of the aforementioned provisions in this no. V. 2. B&B is entitled to cancel or terminate the accommodation contract and to claim damages from the guest. 

3. The guest must observe the house rules posted during their stay in the hotel. 

4. It is prohibited to consume tobacco products (especially cigarettes, cigars and pipes) and tobacco, or smoking substitutes (especially e-cigarettes) in the hotel rooms which are marked as non-smoking rooms. In the event of an infringement, B&B is free to charge the guest for the (basic) cleaning costs for eliminating the consequences of unauthorized consumption or for a flat-rate cleaning fee ("flat-rate compensation"). The guest is free to prove that the cleaning costs actually incurred are lower than the flat-rate compensation. 

VI. Accommodation prices and prices for additional services 

1. The overnight price to be paid by the guest is the consideration for the provision of the hotel room by B&B during the stay. For each overnight stay – irrespective of the actual use or overnight stay by the guest – a full overnight stay price, possibly less saved expenses, unless otherwise specified in Section III, will be charged. If the guest or their fellow travelers use other services of the hotel (such as breakfast, paid parking, accommodation of pets, etc.), the guest must pay the respective price for these services in addition to the price of accommodation. 

2. The agreed prices or the prices in the B&B price list valid at the time the contract was concluded all apply. B&B has the right to increase or decrease prices if there are more than four months between the time of the guest's reservation and the day of arrival. In the event of a price increase of more than 5%, the guest is entitled to a free right of withdrawal, which they can exercise, at the latest, within two weeks after the notification of the price increase. The right of withdrawal does not exist, however, if the price increase is solely due to the fact that statutory taxes, fees and charges have increased, which B&B continues to pass on to the guest. 

3. The prices or amounts shown in the reservation include the applicable sales tax as well as all statutory taxes, fees and charges, unless this is expressly stated otherwise. 

VII. Terms of payment

1. The accommodation prices and the prices for additional services (such as parking space, breakfast, fees for pets and all other claims that are not expressly stated in the accommodation contract as part of the accommodation price) are due in advance, at the latest, on arrival of the guest at the hotel, regardless of the date of invoicing. If the payment is not made in time, B&B is entitled to terminate the accommodation contract, after which the guest must vacate the room. 

2. Without prejudice to Section VII.1., B&B is entitled to require the guest to make an advance payment on the accommodation costs up to the amount of the expected total invoice amount, or to provide adequate security in the form of a credit card deposit.

3. B&B accepts cash in Euros, transfers, debit cards (Maestro, girocard etc.) and the following credit cards: Visa, Mastercard and American Express. Other means of payment are only permitted with the consent of B&B. 

4. The guest can only assert offsetting and retention rights if the underlying counterclaims are undisputed or legally established. 

VIII. Special conditions for group trips

1. The following term “tour group” refers to a group of at least 15 guests for whom there is a reservation of at least eight (8) rooms. Deviating from or in addition to the above regulations, means that the following applies to a travel group: 

2. When making a reservation, a contact person ("overall manager") must be appointed for the travel group to correspond with B&B. 

3. Before the travel group arrives, B&B must be presented with a list of names with all participants. 

4. With the reservation confirmation by B&B, the person in charge receives the information about the reservation, information about the check-in as well as, if applicable, the security deposit and other payment conditions. Reservations by travel groups are always guaranteed reservations with reference to the meaning of Section III.1. 

5. The total amount of the accommodation costs must be paid by bank transfer or by credit card to the B&B bank account specified in the reservation confirmation, otherwise B&B will inform the person responsible after the reservation. Any fees for foreign transfers that were charged to B&B for the payment of the travel group must be paid in full by the travel group and no later than upon arrival at the hotel. 

6. The overnight costs of the travel group, including costs for additional services within the meaning of Section VII.1. are due for payment in advance, at the latest 28 days before the day of arrival or, if the reservation is made less than 28 days before, on the day of arrival, regardless of the date of invoice. If the payment is not made in time, B&B is entitled to withdraw from the accommodation contract (cf. XIII.1); In this case, B&B can rent the hotel rooms reserved for the tour group to other parties (without further communication to the contact person) without the guests being able to assert any claims against B&B. 

7. The tour group can cancel or change their reservation free of charge for bookings of 60 rooms up to eight (8) weeks before; between 40 and 59 rooms up to six (6) weeks before; and between eight (8) and 39 rooms up to four (4) weeks before the arrival day. Regardless of the number of reserved rooms, the tour group can cancel, for free, a maximum of two (2) rooms up to three (3) days before the arrival date. In the event of late cancellations or no-shows, the overnight-stay price for the cancelled or unused rooms for the entire booking period minus 10% for saved expenses is to be paid, as part of the cancellation / no-show fee. The tour group is free to prove that the saved expenses of B&B are higher. 

8. B&B generally makes the booked hotel rooms available to the tour group on the day of arrival from 14.00, but never later than 17.00. 

9. B&B is entitled to a security deposit of up to €500 per travel group for any additional services within the meaning of Section VII.1 upon arrival of the travel group at the hotel (e.g. in cash or by credit card), as well as for any other costs (in the event of damage, etc.). 

10. The tour group receives collective invoices from B&B, which are given to the person in charge. 

IX. Special conditions for trade fair and event times 

1. B&B will inform the guest about the location of events and trade fairs in relation to the hotel at any time on request, and, at the latest, when making a reservation. Deviating from or in addition to the above regulations, the following applies during trade fair and event times: 

2. Only guaranteed reservations are possible for overnight stays. However, simple reservations cannot be made. 

3. The guest can only cancel or change their reservation free of charge up to a point in time before the day of arrival and only if such a point in time is indicated in the reservation confirmation and allows for a free cancellation or a change; otherwise no free cancellation or change is possible. As part of the booking process, the guest will also be informed if there is a cancellation period. In the event of later cancellations or no-show by the guest, the overnight price for the cancelled or unused rooms for the entire booking period, minus 10% for saved expenses, is to be paid as the cancellation or no-show fee. The guest is free to prove that the saved expenses of B&B are higher. 

4. The accommodation costs, including costs for additional services, as referred to in paragraph VII.1., are due for payment in advance and at the latest by the end of the day on which free cancellation is possible before the arrival date. If no free cancellation or change is possible, payment is due immediately, regardless of the invoicing date. If the payment is not made in time, B&B is entitled to withdraw from the accommodation contract (cf. XIII.1); in this case, B&B can re-sell the hotel room reserved for the guest to another person (without further communication to the original guest) without the guest being able to assert any claims against B&B. 

X. Liability of B&B

1. B&B is liable for damage for which it is responsible for injury to life, body or health. Furthermore, B&B is liable for other damages that are based on an intentional or grossly negligent breach of duty by B&B, or on an intentional or negligent breach of essential contractual obligations by B&B. Significant contractual obligations are those that only enable the proper execution of the contract and on the fulfillment of which the guest trusts and may trust. A breach of duty by B&B is equivalent to that of a legal representative or third party. Further claims for damages are excluded, unless otherwise stipulated in this section X. The basis of data protection claims is not covered by this liability regulation.  

2. If faults or defects occur in the services of B&B, the guest must immediately notify B&B or the hotel staff on site. If the guest becomes aware of it or if the guest gives notice of it immediately, B&B will endeavor to fix the situation. The guest is obliged to make a reasonable contribution to correct the fault and to keep any damage to a minimum. 

3. B&B is liable to the guest for items brought in according to the statutory provisions (see §§ 701 ff. Civil Code). 

4. If the guest is provided with a parking space in the hotel garage or in the hotel car park, available for a fee, this is not part of a binding contract. In the event of loss or damage to motor vehicles parked or maneuvered on the hotel property, along with their contents, B&B is only liable in accordance with Section X.1. 

5. Messages, mail and consignments for guests are handled with care by the hotel. In order to accept and store mail and goods for the guest, prior consultation with the hotel is required. However, there is no obligation on the part of the hotel to accept and store these. 

XI. Theft and damage

In the event of theft or damage to belongings as well as in the event of fire, water damage or other damage in the hotel room, the guest must immediately inform the hotel staff. 

XII. Pets

Bringing dogs and cats (hereinafter referred to as "pets") requires prior notification by the guest; for other animals, please contact B&B with a precise description of the species, whereby in all cases B&B can refuse consent at any time and without giving reasons. Each single room can take a maximum of one pet, while a double room can take two pets. For each animal and pet, an additional fee is payable. B&B will notify the guest of this amount. Guide-, hearing- and comparable service dogs, on which the guest can demonstrably rely, are exempt from the fee.

XIII. Termination of the accommodation contract

1. B&B is entitled to withdraw from the accommodation contract if the guest does not make an advance payment owed and/or a deposit owed in due time, or in full.

2. B&B is entitled to terminate the accommodation contract and, if necessary, to demand compensation in the event of (i) force majeure or other circumstances for which B&B is not responsible and which make fulfillment of the accommodation contract impossible, (ii) rooms are booked culpably or because of misleading or incorrect information or concealment of essential facts (whereby in this context the identity, the ability to pay and the purpose of stay or the fulfillment of the characteristic "travel group" is considered to be essential), (iii) B&B has good reason to believe that the implementation of the accommodation contract can jeopardize the smooth running of the business, the security or the reputation of the hotel in public, without this being attributable to the sphere of control or organisation of B&B or the hotel, (iv) the guest is under the influence of illegal drugs during their stay in the hotel, uses the hotel room for the performance of a commercial activity with customer traffic or uses the hotel room for prostitution or the purpose and/or the reason for the stay is illegal, or ( v) the guest repeatedly insults, disturbs or otherwise annoys the hotel staff or other hotel guests, despite a warning. 

XIV. Data protection, minors

Responsible for the processing of personal data ("data processing") will be the legal entity mentioned in the reservation. The guest can find further information on the B&B website, within the data protection information section and as part of the booking process. Minors may not transmit personal data to B&B without the consent of their legal guardians. As part of the conclusion and processing of accommodation contracts, B&B does not process knowingly obtained personal data from minors.

XV. EU consumer arbitration board

The European Commission provides a platform for out-of-court online dispute resolution (OS platform), which can be accessed at https://www.ec.europa.eu/consumers/odr. B&B is not currently participating in the alternative dispute resolution procedures offered there; the online dispute resolution platform cannot, therefore, currently be used by B&B guests. B&B is not willing and not obliged to participate in dispute settlement proceedings before a consumer arbitration board.

XVI. General provisions 

1. Changes and additions to the accommodation contract or these terms and conditions must be in text form. One-sided changes or additions by the guest are ineffective.

2. Any ineffectiveness of one or more requirements of these terms and conditions does not affect the effectiveness of the remaining requirements. 

3. The law of the Federal Republic of Germany applies to the exclusion of the United Nations Convention on Contracts for the International Sale of Goods. 

4. The place of engagement and payment as well as the exclusive place of jurisdiction – also for check and exchange disputes – is the seat of the hotel in commercial transactions, or at the choice of B&B, in Wiesbaden. If a contractual partner fulfills the requirement of § 38 paragraph 2 Code of Civil Procedure and has no general place of jurisdiction in Germany, the place of jurisdiction will be Wiesbaden. However, B&B is also entitled to bring lawsuits and other judicial proceedings pending to the general place of jurisdiction belonging to the guest.

1. On-line booking procedure

The booking procedure is as follows:

1. Select the hotel, number of guests, type of room and room rate.

2. Select any additional services (extras), such as breakfast or late check-out, unless these services are already included in the rate mentioned in point 1.

3. Verify the details of the booking, the total amount, and the specific terms and conditions (room, rate and/or additional services). Then, enter the guest details.

4. Enter your bank card details. Read carefully and then accept the general terms of sale, the specific terms of sale of the booked rate, and finally, confirm your booking.

Should your reservation be refundable, the bank card details will be collected exclusively to secure the booking. In no event American Express and Diners cards are accepted to secure a booking. Should your reservation be non-refundable, the payment will immediately be charged on your bank account. In no event American Express and Diners cards are accepted to make the payment.

5. B&B Hotels shall acknowledge receipt of the booking by immediately sending an e-mail summarizing: the type of booking made, any additional services booked, the booking dates, the rate, the total amount and a breakdown of this amount, the terms of sale related to the selected rate (accepted by the customer), customer service information, and the address of the hotel to which the customer can send any complaints, should they have any. Absent this letter of acknowledgement, the hotel agreement cannot be deemed as finalized by B&B Hotels.

2. Bookings
     2.1 Refundable booking

A Refundable booking gives right to the customer to amend and cancel the booking (within the limits set out in article 3 below) and are subject to a limited penalty in the event of no show (see paragraph 4 below). Moreover, providing your credit/debit card details to pay for your booking as per paragraph 1.4 above does not imply you will be immediately charged for the nights you have booked: details are required exclusively as guarantee.

2.2 Non-refundable booking

Non-refundable bookings mean special and discounted offers, which are only available on the official [•] website or through B&B Hotels’ commercial partners. Such offers cannot be combined with other discounts and cannot be cancelled, refunded or changed, as per paragraphs 3 and 4 below. 100% of the total amount of the booking (including rooms and any additional services) will be charged at the time it is made, unless expressly stated in the terms of the offer, and this amount (including rooms and any additional services) shall not be refunded under any circumstances.

2.3 Group bookings

A booking of more than four (4) rooms will be classed as a group booking, and may be subject to special terms and conditions and/or supplements (including pre-payments, penalties and joint liability), to be specifically agreed with B&B Hotels and its partners in writing.

3. Cancelling or changing your booking
     3.1 Cancelling your stay

“Non-refundable” bookings may not be changed or cancelled by the customer and under no circumstances may the amount (including rooms and any additional services) entirely paid upon booking be reimbursed.

“Refundable” bookings may be cancelled free of charge until 18:00 on the day before the scheduled date of arrival. To cancel a booking, you must expressly inform the hotel of your intention to cancel by contacting them directly by telephone and/or e-mail. You will receive confirmation of the cancellation immediately. In the event of subsequent cancellation, the hotel will charge the amount corresponding to the first night by debiting the credit/debit card provided as security, to cover cancellation costs pursuant to article 1382 of the Italian Civil Code. The remaining nights will be cancelled.

3.2 Extending your stay

Contact the hotel reception before 12:00 to find out about availability. If there are rooms available, these must be paid for immediately and extended access to them will be given.

3.3 Cutting short your stay

In case of “refundable” bookings, you must notify the hotel before 18:00 on the previous day that you are cutting short your stay. A refund will be made for the proportional part of the cancelled stay (using the same method as the one used to make the payment).

No refund will be given for “non-refundable” bookings or for discounted bookings or special offers (these are not refundable per se).

4. No-show

In case of “refundable” bookings, in the event of no show by the customer within [midnight] of the expected date of arrival, the hotel's obligation to honor the booking will immediately terminate.

A no-show will lead to the immediate charge of the amount corresponding to the first night by debiting the credit/debit card provided as security, to cover cancellation costs pursuant to article 1382 of the Italian Civil Code. The remaining nights will be cancelled.

In case of “non-refundable” bookings, in the event of no show by the customer within [midnight] of the expected date of arrival, the hotel's obligation to honor the booking will immediately terminate. No further amounts will be charged in addition to 100% of the total amount of the booking already paid by the customer upon reservation.

5. Price - Taxation

Prices are indicated before and during the room booking process. The prices shown are per room, for the number of people, type of room, dates and the selected hotel.

The prices confirmed to the customer include all taxes (except the tourist tax) and are only valid for the period stated on the website. Unless stated otherwise, any additional services (breakfast, parking, etc.) are not included in the price.

The tourist tax is never included in the booking (either in “refundable” or “non-refundable” bookings) and must be paid directly to the hotel on the day of arrival. The tourist tax can vary according to the Italian national or regional legislation applicable in each case.

The prices shown include the VAT in force on the date of booking. Any changes in the VAT rate will be automatically passed on and added to the price shown when the stay is invoiced (date of arrival).

Any modification or introduction of a new law or regulation imposed by the competent authorities will automatically be passed on and added to the price shown when the stay is invoiced (date of arrival).

6. Payment

Online payment is made by credit/debit card (only Visa, Visa Electron, Maestro and/or Mastercard) via a secure payment system. Payments by American Express or Diners cards will not be accepted (either as security or on arrival). Customers will be asked for their credit/debit card number, the expiry date and the CVV (numbers on the back of the card). The person staying at the hotel must be the cardholder.

Any irregularity detected in the payment or form of payment (even after full payment has been made), payment not being made, incomplete or fraudulent payment, or proof of illegal activity related to payment which can be attributed to the customer, or the customer in collusion with a third party, shall lead to the complete cancellation of the booking at the customer’s expense, without the need for prior notice, and without prejudice to any civil or criminal proceedings that may be brought against the customer.

In the event your booking procedure requires immediate payment (non-refundable booking), you will be sent after the payment a detailed confirmation e-mail, serving as proof of payment of the booking, to the e-mail address you have provided. This proof of payment shall be presented directly during check-in. In the case of non-refundable bookings, the signature of the holder of the card used to pay for the booking will be requested.

When you arrive at the hotel, you can request a detailed invoice for the full amount of your stay, including the tourist tax (if applicable).

An invalid credit card will automatically mean the cancellation of the booking in the same terms as those provided for irregular or fraudulent payment.

According to Article 49 of Italian Legislative Decree 231/2007 (Antimony laundering law), any payment equal or higher than Euro 3.000 cannot be made in cash either if made by individuals or legal entities. The prohibition applies also in the event that one or more payments under the above-mentioned threshold are executed in order to bypass the applicable laws.

7. Complaints

Any suggestions, complaints or disagreements about the services provided in any of our hotels should be addressed directly to the hotel you are staying in or to the following e-mail address: customerservice-italia@hotelbb.com within 30 calendar days from the last day of your stay in the hotel.

8. Liability

Photographs and information that appear on this website are non-binding.

B&B Hotels cannot be held liable for the non-performance or poor performance of the booking due to force majeure, third parties or the customer himself as well as the failure of the internet network or due to payment refusal by the cardholder’s bank.

9. Stay at hotel

Unless expressly stated otherwise, the room will be available starting from 14:00 on the first day (check-in) of the booking to 12:00 on the last day of the booking (check-out).

Pets shall only be accepted in B&B Hotels which indicate in their specific services that animals are allowed, providing they adhere strictly to the rules contained therein. This service shall be subject to an extra charge. The owner of the animal shall be directly responsible for any damage or inconvenience caused, either in the hotel or to third parties, employees or guests of the hotel. Should the pet disturb other guests staying at the hotel, the hotel shall also reserve the right to immediately terminate the stay of the customer, who shall lose the right to make any claim or receive compensation. In addition, the cost of any damages caused during the stay shall be immediately charged to the customer.

According to article 109 of TULPS (Italian Code on public security), within 24 hours from the arrival of a client, the hotel shall notify to the competent security authorities the identity of the client. To this end, at your arrival an in any case within the next 24 hours, the hotel will ask you copy of your identity document. Should you not cooperate with the hotel, you will be requested to leave.

The customer agrees and undertakes to use the room in a reasonable manner in line with its purpose. Any behavior contrary to moral standards and to the public order will lead to the hotel management to ask the customer to leave the hotel without any compensation or reimbursement (should payment have already been made), without prejudice for B&B Hotels to claim for further damages.

B&B Hotels provide free Wi-Fi access.

The customer agrees not to use their electronic devices to reproduce, represent, make available or disclose to the public any property protected by copyright or by a similar right, without the authorization of the holders of these rights, or in breach of their rights.

10. Overbooking and evacuation in case of force majeure

The hotel reserves the right to totally or partially relocate customers in an equivalent category hotel, depending on availability, solely and exclusively if the booked accommodation is not available (“overbooking”) for reasons attributable to the hotel. Any extra costs (either in terms of accommodation and/or transport), between the two hotels shall be borne by the hotel originally booked by the customer.

B&B Hotels shall not be liable for any breach of its obligations as a result of an event of force majeure. Events of force majeure or acts of God are deemed to be those usually recognized by the jurisprudence of Italian courts. In this case, the hotel reserves the right to relocate all or part of the guests to an equivalent category hotel, according to availability.

12. Applicable law

The terms and conditions contained herein are governed by Italian law for hotels located in Italy.

13. Amendments to the General Terms of Sale

B&B Hotels reserves the right to amend, partially or totally, these General Terms of Sale, without prior notice.

15. Invoicing information

The booking made through B&B Hotels will be invoiced by the company operating the hotel (i.e. a commercial partner of B&B Hotels) as indicated in the confirmation letter, being such company in charge of both providing the services you have purchased under this booking as well as collecting the corresponding hotel fees.

2.    If you would like to book a room in our hotels

2.1. Guaranteed booking

Your booking will be fully guaranteed as soon as your stay is paid for, either directly in cash at the hotel, or when you provide your credit/debit card details to secure payment (unless the card details are not valid). 

Providing your credit/debit card details to pay for your booking does not imply you will be charged for the nights you have booked, but it does authorise the hotel to charge you for the first night’s stay in the event of a no-show, if the booking has not already been cancelled (in the case of bookings with free cancellation). 

An e-mail with a booking number will be sent to the e-mail address you have given the hotel for all guaranteed bookings. 

2.2 Discounted bookings and/or special offers

These offers, which are only available on the official www.hotel-bb.com website or through B&B Hotels commercial partners, cannot be combined with other discounts, and cannot be cancelled, refunded, or changed (including rooms and any additional services).

As these are "non-refundable" bookings, 100% of the total amount of the booking will be charged at the time it is made, unless expressly stated in the terms of the offer, and this amount shall not be refunded under any circumstances (including rooms and any additional services). 

In the event of a no-show by the customer on the scheduled date of arrival, and even if the hotel is notified by any means, the bookings hall be cancelled in full, and the hotel shall reserve the right to charge the total amount of the booking to cover cancellation costs and damages.

In this case, the establishment's obligation to honour the booking will terminate when the room is not occupied within the agreed timeframe, unless the customer confirms their definite arrival within this timeframe.

2.3 Group bookings

A booking of more than four (4) rooms will be classed as a group booking, and may be subject to special terms and conditions and/or supplements. 

3. Booking procedure via www.hotel-bb.com

The booking procedure is as follows: 

1.Select the hotel, number of guests, type of room and room rate. 

2.Select any additional services (extras), such as breakfast or late check-out, unless these services are already included in the rate mentioned in point 1.

3.Verify the details of the booking, the total amount, and the specific terms and conditions (room, rate and/or additional services). Then, enter the guest details. 

4. Enter your bank card details (only credit/debit cards are accepted; the person staying at the hotel must be the cardholder; American Express is not accepted to secure a booking). Read carefully and then accept the general terms of sale, the specific terms of sale of the booked rate, and finally, confirm your booking.

5: B&B Hotels shall acknowledge receipt of the booking by immediately sending an e-mail summarising: 
the type of booking made, any additional services booked, the booking dates, the rate, the total amount and a breakdown of this amount, the terms of sale related to the selected rate (accepted by the customer), Customer Service information, and the address of the hotel to which the customer can send any complaints, should they have any.

4.    Cancelling or changing your booking

You are hereby reminded that for accommodation services, in accordance with the provisions of Article 103 of Spanish Act 3/2014, of 27 March, amending the recast text of the Spanish General Act for the Protection of Consumers and Users, the supply of services or goods made to the consumer’s specifications or clearly personalised or which, by their very nature, cannot be returned or are liable to deteriorate or expire rapidly, or the supply of accommodation services for purposes other than that of housing, if the contracts stipulate a specific date or timeframe, are exempt from withdrawal.

“Refundable” bookings may be cancelled free of charge up until 18.00 on the day before the scheduled date of arrival.

The confirmation constitutes the agreement between the parties. 

When you arrive at the hotel, you can request a detailed invoice for the full amount of your stay, including the tourist tax (if applicable).

Payments by American Express or Diners cards will not be accepted (either as security or on arrival).

An invalid credit card will automatically mean the cancellation of the booking in the same terms as those provided for irregular or fraudulent payment.

In accordance with Article 7 of Spanish Act 7/2012, of 29 October, on the amendment of tax and budgetary regulations and on the adaptation of financial regulations to intensify actions to prevent and combat fraud: transactions that are equal to or greater than €2,500 or their equivalent in foreign currency in which any of the parties involved are acting in a business or professional capacity, may not be paid in cash. 
However, the aforementioned amount shall be €15,000 or its equivalent in foreign currency when the payer is a natural person who can prove that he does not have his tax domicile in Spain and is not acting in a business or professional capacity. 
For the purposes of calculating the amounts referred to in the preceding paragraph, the amounts of all the transactions or payments into which the supply of goods or services may have been split shall be added together.
Cash is defined as the means of payment defined in Article 34.2 of Spanish Act 10/2010, of 28 April, on the prevention of money laundering and terrorist financing.

Unless expressly stated otherwise, the use of the booked room shall be from 14:00 on the first day of the booking to 12:00 on the last day of the booking.

Pets shall only be accepted in B&B Hotels which indicate in their specific services that animals are allowed, providing they adhere strictly to the rules contained therein. This service shall be subject to an extra charge. 
The owner of the animal shall be directly responsible for any damage or inconvenience caused, either in the hotel or to third parties, employees or guests of the hotel. Should the pet disturb other guests staying at the hotel, the hotel shall also reserve the right to immediately terminate the stay of the customer, who shall lose the right to make any claim or receive compensation. In addition, the cost of any damages caused during the stay shall be immediately charged to the customer. 

According to the applicable regulations, the hotel may ask guests to complete a police record format check-in. To this end, guests will be asked to show an identity document in order to verify whether or not they must complete the form. 

The customer agrees and undertakes to use the room in a reasonable manner in line with its purpose. Any behaviour contrary to moral standards and to the public order will lead to the hotel management to ask the customer to leave the establishment without any compensation or reimbursement (should payment have already been made).

B&B hotels provide free Wi-Fi access. The customer agrees not to use their electronic devices to reproduce, represent, make available or disclose to the public any property protected by copyright or by a similar right, without the authorisation of the holders of these rights, or in breach of their rights.

11. Overbooking and evacuation in case of force majeure

The hotel reserves the right to totally or partially relocate customers in an equivalent category hotel, depending on availability, solely and exclusively if the booked accommodation is not available (“overbooking”) for reasons attributable to the hotel. Any extra costs (either in terms of accommodation and/or transport), between the two hotels shall be borne by the hotel originally booked by the customer.

B&B Hotels shall not be liable for any breach of its obligations as a result of an event of force majeure. Events of force majeure or acts of God are deemed to be those usually recognised by the jurisprudence of Spanish courts. In this case, the hotel reserves the right to relocate all or part of the guests to an equivalent category hotel, according to availability.

13. Applicable law

The terms and conditions contained herein are governed by Spanish law. In the case of any dispute in the implementation of the established regulations which may be considered contradictory to any applicable state or regional regulations, B&B undertakes to apply the legislation currently in force.

14. Amendments to the General Terms of Sale
B&B HOTELS reserves the right to amend, partially or totally, these General Terms of Sale, without prior notice.

16. Invoicing information
The booking made through B&B Hotels will be invoiced by the company operating the B&B hotel corresponding to the reservation (please refer to the attached list) as the company in charge of both providing the services you have purchased under this booking as well as collecting the corresponding sums due.

2. If you would like to book a room in our hotels
     2.1. Guaranteed booking

Your booking will be fully guaranteed as soon as your stay is paid for, either directly in cash at the hotel, or when you provide your credit/debit card details to secure payment (unless the card details are not valid).

Providing your credit/debit card details to pay for your booking does not imply you will be charged for the nights you have booked, but it does authorise the hotel to charge you for the first night’s stay in the event of a no-show, if the booking has not already been cancelled (in the case of bookings with free cancellation).

An e-mail with a booking number will be sent to the e-mail address you have given the hotel for all guaranteed bookings.

2.2 Discounted bookings and/or special offers

These offers, which are only available on the official www.hotel-bb.com website or through B&B Hotels commercial partners, cannot be combined with other discounts, and cannot be cancelled, refunded, or changed (including rooms and any additional services).

As these are "non-refundable" bookings, 100% of the total amount of the booking will be charged at the time it is made, unless expressly stated in the terms of the offer, and this amount shall not be refunded under any circumstances (including rooms and any additional services).

In the event of a no-show by the customer on the scheduled date of arrival, and even if the hotel is notified by any means, the bookings hall be cancelled in full, and the hotel shall reserve the right to charge the total amount of the booking to cover cancellation costs and damages.

In this case, the establishment's obligation to honour the booking will terminate when the room is not occupied within the agreed timeframe, unless the customer confirms their definite arrival within this timeframe.

2.3 Group bookings

A booking of more than four (4) rooms will be classed as a group booking, and may be subject to special terms and conditions and/or supplements.

3. Booking procedure via www.hotel-bb.com

The booking procedure is as follows:

1. Select the hotel, number of guests, type of room and room rate.

2. Select any additional services (extras), such as breakfast or late check-out, unless these services are already included in the rate mentioned in point 1.

3. Verify the details of the booking, the total amount, and the specific terms and conditions (room, rate and/or additional services). Then, enter the guest details.

4. Enter your bank card details (only credit/debit cards are accepted; the person staying at the hotel must be the cardholder; American Express is not accepted to secure a booking). Read carefully and then accept the general terms of sale, the specific terms of sale of the booked rate, and finally, confirm your booking.

5. B&B Hotels shall acknowledge receipt of the booking by immediately sending an e-mail summarising: the type of booking made, any additional services booked, the booking dates, the rate, the total amount and a breakdown of this amount, the terms of sale related to the selected rate (accepted by the customer), Customer Service information, and the address of the hotel to which the customer can send any complaints, should they have any.

4. Cancelling or changing your booking

You are hereby reminded that for accommodation services, in accordance with the provisions of Article 103 of Spanish Act 3/2014, of 27 March, amending the recast text of the Spanish General Act for the Protection of Consumers and Users, the supply of services or goods made to the consumer’s specifications or clearly personalised or which, by their very nature, cannot be returned or are liable to deteriorate or expire rapidly, or the supply of accommodation services for purposes other than that of housing, if the contracts stipulate a specific date or timeframe, are exempt from withdrawal.

“Refundable” bookings may be cancelled free of charge up until 18.00 on the day before the scheduled date of arrival. To cancel a booking, you must expressly inform the hotel of your intention to cancel by contacting them directly by telephone and/or e-mail. You will receive confirmation of the cancellation immediately. In the event of subsequent cancellation, the hotel will charge the amount corresponding to the first night by debiting the credit/debit card provided as security, to cover cancellation costs. The remaining nights will be cancelled.

“Non-refundable” bookings may not be changed or cancelled, and under no circumstances may the amount paid be reimbursed (including rooms and any additional services) (for further information, see section 2.2 Discounted bookings and/or special offers, “non-refundable” bookings).

Extending your stay. Contact the hotel reception before 12:00 to find out about availability. If there are rooms available, these must be paid for immediately and extended access to them will be given. Cutting short your stay.

• In the case of “refundable” bookings, you must notify the hotel before 18.00 on the previous day that you are cutting short your stay. A refund will be made for the proportional part of the cancelled stay (using the same method as the one used to make the payment).
• No refund will be given for “non-refundable” bookings or for discounted bookings or special offers (these are not refundable per se).

5. No-show

• In the case of “refundable” bookings, a no-show will lead to the immediate charge of the amount corresponding to the first night by debiting the credit/debit card provided as security, to cover cancellation costs. The remaining nights will be cancelled.
• In the case of “non-refundable” bookings, 100% of the total amount of the booking will be charged at the time it is made, unless expressly stated in the terms of the offer, and this amount shall not be refunded under any circumstances (including rooms and any additional services).

6. Price

Prices are indicated before and during the room booking process. The prices shown are per room, for the number of people, type of room, dates and the selected hotel.

The prices confirmed to the customer include all taxes (except the tourist tax) and are only valid for the period stated on the website. Unless stated otherwise, any additional services (breakfast, parking, etc.) are not included in the price.

The tourist tax is never included in the booking (either in “refundable” or “non-refundable” bookings) and must be paid directly to the hotel on the day of arrival. The tourist tax can vary, according to the city and/or country, with the hotel’s procedures being subject to the Spanish national or regional legislation applicable in each case (in Spain, the tax is currently only in force in the Balearic Islands and Catalonia).

The prices shown include the VAT in force on the date of booking. Any changes in the VAT rate will be automatically passed on and added to the price shown when the stay is invoiced (date of arrival).

Any modification or introduction of a new law or regulation imposed by the competent authorities will automatically be passed on and added to the price shown when the stay is invoiced (date of arrival).

7. Payment

Online payment is made by credit/debit card (only Visa, Visa Electron, Maestro and/or Mastercard) via a secure payment system. Customers will be asked for their credit/debit card number, the expiry date and the CVV (numbers on the back of the card). The person staying at the hotel must be the cardholder.

Any irregularity detected in the payment or form of payment (even after full payment has been made), payment not being made, incomplete or fraudulent payment, or proof of illegal activity related to payment which can be attributed to the customer, or the customer in collusion with a third party, shall lead to the complete cancellation of the booking at the customer’s expense, without the need for prior notice, and without prejudice to any civil or criminal proceedings that may be brought against them.

Once your booking has been confirmed, and online payment has been made, you will be sent a detailed confirmation e-mail, serving as proof of payment of the booking, to the e-mail address you have provided. This proof of payment shall be presented directly during check-in. In the case of “non-refundable” bookings, the signature of the holder of the card used to pay for the booking will be requested.

The confirmation constitutes the agreement between the parties.

When you arrive at the hotel, you can request a detailed invoice for the full amount of your stay, including the tourist tax (if applicable).

Payments by American Express or Diners cards will not be accepted (either as security or on arrival).

An invalid credit card will automatically mean the cancellation of the booking in the same terms as those provided for irregular or fraudulent payment.

In accordance with Article 7 of Spanish Act 7/2012, of 29 October, on the amendment of tax and budgetary regulations and on the adaptation of financial regulations to intensify actions to prevent and combat fraud: transactions that are equal to or greater than €2,500 or their equivalent in foreign currency in which any of the parties involved are acting in a business or professional capacity, may not be paid in cash.

However, the aforementioned amount shall be €15,000 or its equivalent in foreign currency when the payer is a natural person who can prove that he does not have his tax domicile in Spain and is not acting in a business or professional capacity.

For the purposes of calculating the amounts referred to in the preceding paragraph, the amounts of all the transactions or payments into which the supply of goods or services may have been split shall be added together.

Cash is defined as the means of payment defined in Article 34.2 of Spanish Act 10/2010, of 28 April, on the prevention of money laundering and terrorist financing.
