1. Online booking procedure

The online booking procedure is as follows:

1. Select the hotel, number of guests, room type, and rate.

2. Select any extra services, such as breakfast or late check-out, unless such services are already included in the rate mentioned in point 1.

3. Verify the booking details, total cost, and terms and conditions (room, rate, and/or extra services). Finally, enter the guest details.

4. Enter your credit card details. After reading them carefully, accept the general terms and conditions of sale, the specific terms of your booking, and only then confirm the booking.

If the booking is refundable, your credit card details will be collected solely to guarantee the booking. Under no circumstances will American Express and Diners cards be accepted to guarantee payment.

If, however, the booking is non-refundable, the payment will be immediately charged to your bank account. Under no circumstances will American Express and Diners cards be accepted for payment.

 5. B&B Hotels must confirm the booking by immediately sending you an email summarizing: the type of booking made, any extra services reserved, the booking dates, the rate, the total cost and the individual cost items that make up the final amount, the terms of sale related to the chosen (and accepted by the customer) rate, information about customer service, and the address to which the customer can send complaints (if any). Without this confirmation letter, the contract with B&B Hotels cannot be considered concluded.

     

2. Bookings

2.1 Refundable Bookings

A refundable booking entitles the customer to modify or cancel the booking (within the limits set out in article 3 below) and is subject to a penalty in case of a no-show pursuant to article 4 below. Furthermore, providing credit card details for the booking pursuant to paragraph 1.4 above does not imply the immediate debiting of the rate for the booked nights: the details are requested for guarantee purposes only.

2.2 Non-Refundable Bookings

A non-refundable booking is a booking for special and discounted offers that are only available on our official website here or through B&B Hotels' commercial partners. Such offers cannot be combined with other discounts and cannot be cancelled, refunded, or modified pursuant to articles 3 and 4 below. 100% of the booking cost (including the cost of the room and extra services) will be charged at the time of booking, unless expressly stated in the terms of the offer. The booking amount (including the cost of the room and extra services) cannot be refunded, under any circumstances.

2.3 Group Bookings

    A booking of more than 4 rooms will be classified as a group booking and may be subject to special terms and conditions of sale as well as supplements (such as prepayment, penalties, and joint liability), which will be specifically agreed upon with B&B Hotels and its partners in writing.

3. Cancellation or modification of the booking

3.1 Cancellation of the stay

Non-refundable bookings cannot be modified or cancelled by the customer under any circumstances. Furthermore, the price (including the cost of the room and extras) paid at the time of booking cannot be refunded.

Refundable bookings can be cancelled, either independently or by contacting the hotel, according to the cancellation policies provided and specified for each rate directly on the booking page. You will receive immediate confirmation of the cancellation. If the cancellation is made after the permitted deadline, the hotel will charge, using the credit card provided as a guarantee, the amount of the applicable penalty pursuant to article 1382 of the Italian Civil Code.

3.2 Extension of Stay

Contact the hotel reception before 12:00 PM to check the hotel's availability. If rooms are available, you must immediately pay the applicable rate to allow you access to the new room.

3.3 Shortening of Stay

In the case of a refundable booking, you must inform the hotel by 7:00 PM on the day of arrival of the stay you intend to waive. The cost of the cancelled nights will be refunded to you (using the same payment method used to make the booking).

In the case of a non-refundable booking, no refund, discount, or special offer will be given, as such bookings are non-refundable by their very nature.

     

4. No-show

In the case of a refundable booking, if the customer fails to show up by midnight on the expected arrival date, the hotel's obligation to hold the room for you will immediately cease to be effective.

The no-show will result in the immediate debit of the amount corresponding to the first night's stay on the credit card provided as a guarantee to cover cancellation costs pursuant to article 1382 of the Italian Civil Code. The remaining nights of the stay will be cancelled.

In the case of a non-refundable booking, if the customer fails to show up by midnight on the expected arrival date, the hotel's obligation to hold the room for you will immediately cease to be effective. No further penalty will be applied beyond the 100% of the booking cost already paid to the hotelier at the time of booking.

     

5. Price - Taxation

Rates are indicated at the beginning and end of the booking process. They are indicated per room, number of people, room type, dates of stay, and chosen hotel.

The rates confirmed to the customer include taxes (with the exception of the tourist tax) and are valid for the period indicated on the site. Unless otherwise agreed, any extra service (breakfast, parking, etc.) is not included in the rate.

The tourist tax is never included in the booking, whether refundable or non-refundable, and must be paid directly to the hotel on the date of arrival. The tourist tax may vary depending on the state or regional laws applicable from time to time.

The prices shown include the VAT due at the time of booking. Any change in the applicable VAT will be automatically calculated and applied to the rate at the time of invoicing (date of arrival).

Any modification or introduction of laws or regulations imposed by the competent authorities will apply automatically and, if applicable, will be applied to the rate at the time of invoicing (date of arrival).

     

6. Payment

Online payments are made by credit card through a secure payment system. Customers will be asked for their card number, expiration date, and CVV (series of numbers on the back of the card). The person staying at the hotel must be the credit card holder.

Any irregularity in payment or form of payment (even if identified after the full payment of the applicable rate), non-payment, incomplete or fraudulent payment, evidence of illegal activities related to the payment that can be attributed to the customer, or the customer's collusion with a third party, will result in the complete cancellation of the booking at the customer's expense, without the need for any prior warning and without prejudice to civil and criminal actions that may be taken against the customer.

If the booking procedure requires immediate payment (non-refundable bookings), after payment you will be sent a confirmation email to the email address you provided, with the booking details which you will need as proof of payment. This email must be shown at check-in. In the case of a non-refundable booking, the signature of the holder of the card that was used for the payment of the booking will also be required.

Upon your arrival at the hotel, you can request the invoice for your stay, including the tourist tax (if applicable).

Providing details of an invalid credit card will result in the cancellation of the booking, as in cases of irregular or fraudulent payments.

Pursuant to Article 49 of Legislative Decree 231/2007 (Anti-Money Laundering Law), any payment equal to or greater than 5,000 Euros cannot be made in cash, whether made by individuals or legal entities. The prohibition also applies if multiple payments below the aforementioned limit are made in order to circumvent the legislation.

     

7. Complaints

Any suggestions, complaints, or comments about the services provided in our hotels should be addressed directly to the hotel where you are staying or to the following email address: customerservice-italia@hotelbb.com within 30 calendar days from the last day of your stay.

     

8. Liability

The images and photographs that appear on this website are to be considered for illustrative and promotional purposes only.

B&B Hotels cannot be held responsible for the failed or incomplete execution of the booking due to force majeure, third parties, or the customer themselves, as well as for the malfunction of the internet or for the refusal of the cardholder's bank to proceed with the payment.

     

9. Access and Stay in the hotel

Unless expressly provided otherwise, rooms will be made available from 2:00 PM on the first day of the booking (check-in) until 12:00 PM on the last day of the booking (check-out).

Access to and stay in the hotel must take place in compliance with all national and local regulations and B&B Hotels' procedures regarding health protection, which will be available on the hotelbb.com website and displayed at the entrance and in the various common areas of the hotel  (including monitoring of health conditions upon access and during the stay, in compliance with applicable law, in order to protect the health of other customers, hotel staff, and any other person present in the hotel). The customer accepts and acknowledges that access to the hotel may consequently be denied and the stay in the hotel interrupted or confined to certain places (as they may be indicated to the customer from time to time by B&B Hotels staff) if such access or stay, pursuant to applicable law, could jeopardize the health of other customers, hotel staff, and any other person present in the hotel (also as a result of the customer's failure to comply with B&B Hotels' health protection procedures). In case of denied access to the hotel or interrupted stay, B&B Hotels will promptly refund the customer, without applying penalties, in proportion to the unused period.

Pets will be admitted only in hotels that expressly allow it. This service may be subject to extra costs. The pet owner will be held directly responsible for any damage or inconvenience caused to the hotel, third parties, employees, or guests of the hotel. If pets disturb other guests of the hotel, the hotel reserves the right to immediately terminate your stay at the hotel, without the right to compensation for damages. Furthermore, the costs of damages caused during your stay will be immediately charged to you.

Pursuant to article 109 of the TULPS (Consolidated Law on Public Security), within 24 hours of the customer's arrival, the hotel must notify the public security authorities of the customer's identity. For this purpose, upon your arrival or in any case within the following 24 hours, the hotel will ask you for a copy of your identity document. If you do not cooperate with the hotel, you will be asked to leave the property.

The customer accepts and acknowledges that they must use the room in a reasonable manner in line with its intended use. Any behavior contrary to morals and public order will result in the hotel asking the customer to leave the property without any compensation or refund (if payment has already been made) and without prejudice to B&B Hotels taking action for compensation for further damages.

B&B Hotels provides free Wi-Fi access.

The customer agrees not to use their electronic devices to reproduce, represent, make available, or disclose to the public goods subject to copyright or other similar rights without the prior authorization of the holder of such rights or, in any case, in violation of such rights.

     

10. Overbooking and evacuation in case of force majeure

The hotel reserves the right to reallocate, in whole or in part, customers to a hotel of equivalent category depending on availability, only and exclusively in the case that the booked property is not available (overbooking) for reasons attributable to the hotel. Any additional costs (both in terms of accommodation and transport) between one hotel and another will be borne by the hotel originally booked by the customer. 

B&B Hotels cannot be held responsible for the breach of its obligations in the event of force majeure. Events typically recognized as such by Italian case law are recognized as force majeure events. In this case, the hotel reserves the right to reallocate all or part of the guests to a hotel of equivalent category, depending on availability.

12. Applicable Law

The terms and conditions set out in these general conditions are governed by Italian law for hotels located in Italy.

     

13. Changes to the general terms and conditions of sale

B&B Hotels reserves the right to modify, in whole or in part, these general terms and conditions of sale without any prior notice.

     

14. Legal Information

B&B Hotels Italia S.p.A. (“B&B Hotels”) is a company with its registered office in Milan, Via Giacomo Leopardi, no. 1 - 20123, share capital of Euro 500,000.00 fully paid-up, tax code and registration number in the Milan Companies Register 06291950969, which is part of the B&B Hotels Group and is subject to the management and coordination activities of FINANCIERE B&B Hotels, a French company with its registered office in 271, rue du Général Paulet, Brest, France, registration number in the Brest Companies Register 448 178 533.

     

15. Billing Information

The booking made through B&B Hotels will be invoiced by the hotel's management company (i.e., a commercial partner of B&B Hotels) as indicated in the confirmation email, as this company is responsible for both providing the services purchased by the customer and collecting the corresponding hotel fees.
